How Much Does Roof Repair Cost in the UK?

Roof repair costs vary hugely depending on what’s actually wrong, so there’s no single figure that applies to every job. Here’s a realistic breakdown of what UK homeowners typically pay, and what actually drives the price up or down.

Quick Answer

Updated September 2026. Typical UK roof repair prices: a few slipped or cracked tiles £80-£250; a small roof leak £150-£500; chimney repointing or rebuild £250-£900; new lead flashing £200-£600; a small flat-roof patch or reseal £300-£800; strip and re-tile a roof section £1,000-£2,500. Scaffolding, where needed, adds £300-£900. Larger or full-roof work is quoted individually and every K Williams Roofing quote is free and in writing.

What Determines the Cost of a Roof Repair

Four things drive most of the variation: the extent of the damage (one tile versus a whole slope), access and whether scaffolding is needed, how well the replacement material needs to match your existing roof, and the height and pitch of the roof itself. A ground-floor extension roof and a steep three-storey terrace cost very differently to work on, even for an identical fault.

Why Access and Scaffolding Affect Price So Much

Scaffolding is often the single biggest variable in a repair quote, and it has nothing to do with the fault itself. A steep roof, a property close to a boundary, or a repair near a chimney at height can all require proper scaffold access rather than just a ladder – and that cost gets added regardless of how small the actual repair is. This is also why several small repairs are often worth bundling into one visit if you can.

How Much Does It Cost to Fix a Roof Leak?

A straightforward leak — a slipped tile, a small flashing failure or a cracked mortar joint — is usually £150–£400 once we have found it. Tracing a leak that has travelled along the timbers takes longer, and if it turns out to be failed flashing all round a chimney or a worn valley, expect £400–£900. The cost of leaving it — ceiling repairs, damp treatment, rotten battens — is always higher.

Chimney Repair and Repointing Costs

Repointing a chimney stack — raking out the old joints and re-mortaring them — typically runs £400–£900 depending on height and access. New lead flashing with a fresh mortar fillet around the pots is £300–£700. A stack that has moved and needs taking down and rebuilding is £800–£2,000. Most of these need a tower or scaffold, which is usually the biggest single line on the quote.

Lead Flashing Repair and Replacement Costs

A short section of lifted or split flashing can often be re-dressed and re-pointed for £150–£300. Replacing the flashing around a full chimney in Code 4 or 5 lead is £300–£700. A worn roof-to-wall abutment along an extension is £250–£600 depending on length. Flashing is one of the most common causes of a leak and one of the cheapest to put right early.

Flat Roof Repair Costs

Patching a split or re-sealing a lap on a felt or EPDM flat roof is usually £150–£500. If the covering has reached the end of its life, a small recover — a garage or single-storey extension in EPDM rubber or GRP fibreglass — is often better value at £900–£2,000 and carries a much longer guarantee than another patch.

Re-Tile and Re-Roof Costs

When repairs stop making sense, a full strip and re-tile is priced by roof area — roughly £120–£200 per square metre for a standard pitched roof in concrete tile, more for natural slate. A typical three-bed semi works out around £6,000–£12,000 including scaffold, new membrane, battens and disposal.
