Fascias, Soffits and Guttering: Replacement Costs Explained
The roofline — fascias, soffits, bargeboards and guttering — is what closes off the roof edge, carries the gutters and lets the loft breathe. When the timber behind old paint has rotted, replacing it in uPVC is usually more sensible than repainting again. Here are realistic UK costs. For typical prices, see our roof repair cost guide.

Rough figures
A typical 3-bed semi, full replacement of fascias, soffits and guttering: £1,800–£3,500. Per linear metre: fascia and soffit £45–£75, guttering £15–£30. A detached house or anything needing scaffold is more.
What is included
A full roofline replacement means stripping off the old timber fascia and soffit, checking and repairing the rafter feet if any have rotted, fitting new uPVC fascia and soffit boards with proper ventilation (either a vented soffit or a continuous eaves vent), new bargeboards to the gable ends, and new guttering and downpipes on modern brackets. The old material is taken away.
What moves the price
The length of roofline — a detached house has far more than a mid-terrace. Height and access: a bungalow can be done off ladders; a three-storey house or one over a conservatory needs a tower or scaffold. How much rafter-foot repair is needed once the old boards come off. The gutter profile and colour (black and white are standard; anthracite grey and other colours cost a little more). And whether you are doing all elevations or just the front.
Repair or replace?
If the timber is sound and it is just tired paint, a repaint buys a few years. Once the fascia is soft, the soffit is sagging, the gutters are pulling away or you can see rot at the rafter feet, replacement in uPVC ends the maintenance cycle — it does not need painting and lasts decades. It is also the moment to get the roof edge and eaves ventilation right.

Frequently Asked Questions
How long do uPVC fascias and soffits last?
Typically 25 to 40 years. They do not rot or need painting; occasionally a bracket or a length of gutter needs attention, but the boards themselves are effectively maintenance-free.
Do I need scaffolding to replace fascias and soffits?
For a bungalow or a low semi, often not — the work is done off ladders or a tower. For a two or three storey house, or working over a conservatory or extension, scaffold along the eaves is usually required.
Should I replace the guttering at the same time?
Almost always yes. The gutter comes off to fit the fascia anyway, old gutter rarely refits neatly to a new board, and doing it together is cheaper than two visits.
Can rotten fascias cause roof problems?
Yes. A soft fascia lets the gutter sag and overflow, water then gets to the rafter ends, and a gappy soffit lets birds and pests into the roof. It is worth dealing with before it spreads inward.
